The family suburb behind the beaches — new estates, international schools within a short drive, and prices that still make sense.

Families who want a modern house, a garden and a school run measured in minutes rather than hours.
Inland Si Sunthon, a grid of quiet residential estates behind Cherngtalay.
About 20 minutes, with a clear run north.
Suburban in the best sense: safe, green, low-rise and very lived-in.
Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Bangjo is where a great many families on this side of the island actually live. It is a few minutes inland from the Cherngtalay strip, which means beach-adjacent convenience without beach-adjacent prices, and the housing stock is dominated by modern estates built in the last fifteen years — three and four bedroom homes with pools, gardens and parking.
The pull is practical. UWC Thailand is minutes away, Boat Avenue and Porto de Phuket cover the shopping, and the beaches are a short drive rather than an expedition. For anyone with school-age children, that combination is difficult to beat anywhere else on Phuket.
Bangjo lies in Si Sunthon sub-district, in the block of land between the Thep Krasattri road and the coast road down to Cherngtalay. It is genuinely central for the north of the island: twelve minutes to Bang Tao, eight to Boat Avenue, twenty to the airport.
The area is a network of residential sois rather than a village with a centre, which keeps through-traffic low and makes it noticeably quiet once you are off the main road.
Everything we would actually point a client towards — restaurants, beach clubs, schools, clinics, markets and services — mapped and filterable.

This was plantation and smallholding land until the growth of Laguna and Cherngtalay in the 1990s and 2000s created demand for somewhere for people to actually live. Developers bought inland parcels and built estates, and the area grew steadily into the residential hinterland of the west coast.
The arrival of international schools nearby accelerated it. What had been a value alternative to the beach became a first choice for families in its own right.
Low-rise, green and residential throughout. Most homes sit within gated or semi-gated estates with shared roads and security, which suits owners who are away for parts of the year. Streets are quiet enough that children cycle on them, which is rare on this island.
A handful of good local restaurants and cafes sit along the main roads, and Boat Avenue — with its full range of international dining, bars and the Friday market — is eight minutes away. Most residents treat it as their local strip.
Porto de Phuket and Villa Market cover the weekly shop, with Big C, HomePro and the larger stores clustered nearby on the Thep Krasattri road. Local markets handle produce. It is one of the better-served parts of the island for practical errands.
UWC Thailand is around five minutes away and is the single biggest reason families choose Bangjo. Clinics are close at hand and the major private hospitals are around thirty minutes in Phuket Town. Everything here assumes a car, though distances are short.
UWC Thailand is close enough that a good number of Bangjo families cycle or walk their children in.
Most of Bangjo was master-planned in the last two decades, which is why the roads, drainage and power are noticeably better than older parts of Phuket.
Twelve minutes from Bang Tao sand, at a fraction of the cost of an address on it.
It is arguably the best value family address on Phuket. Modern housing, a five-minute school run to UWC Thailand, quiet estate roads, and the beaches and shops of Cherngtalay a short drive away.
About twelve minutes to Bang Tao and Layan. Close enough for an evening swim, far enough that you are not paying beachfront prices or living with high-season traffic.
The stock is overwhelmingly houses on land rather than condominiums, so purchases are typically structured as a registered long lease over the land with ownership of the building, or through other lawful arrangements. We establish exactly what is available on a specific property before you commit.
They vary. The better ones have proper drainage, underground power, security and maintained common areas, and hold their value well. The weaker ones cut corners on all four. It is worth paying for the difference, and it is something we look at closely.
Very. Residential sois with little through traffic, and no nightlife within earshot. The main road carries traffic but the estates behind it are calm.
Yes. Distances are short but there are no footpaths worth the name and no useful public transport. Most families here run two vehicles.
