Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Mueang Phuket is the island’s civic district. It contains Phuket Town with its restored Sino-Portuguese old town, the hospitals and government offices the rest of the island drives to, the largest shopping centres, several international schools and the marinas on the eastern coast — as well as some of the finest beaches in the south at Kata, Kata Noi and Nai Harn.
It is the most complete part of Phuket, and the part that would still exist and function if tourism vanished tomorrow. For buyers planning to live here year-round rather than visit, that completeness tends to be decisive.

Phuket Town was built on tin money, and the Chinese, Malay and Portuguese influences on that trade produced the shophouse architecture found nowhere else in Thailand. The town was the island’s commercial capital long before the beaches meant anything.
The south developed later and more gently — fishing villages at Rawai and Chalong, a monastery and a lake behind Nai Harn, and a beach village at Kata that grew without ever becoming a resort town.
Two again: the south-west beaches of Kata, Kata Noi and Nai Harn face the Andaman with monsoon surf and dry-season swimming, while Rawai, Chalong and Cape Panwa face the sheltered bay to the east, where the water stays flat year-round and the boats live.
The best and most varied food on the island, and the cheapest. Phuket Town’s markets, hawker stalls and local kitchens set the standard; Rawai’s seafront grills and the international restaurants of the south add range.
The island’s largest shopping centres, its fresh markets, its department stores and its full range of services are all in this district, mostly within ten minutes of the town.
Several international schools sit in and around Koh Kaew and Phuket Town, and the major private hospitals are in the town itself — the shortest healthcare runs on Phuket. The old town is walkable; everywhere else needs a car.
The shophouses and mansions of Phuket Town were funded by the mining industry — the same industry that shaped Kathu and Laguna.
The land behind the beach belongs to a monastery, which is why no development sits on it.

Both routes are widely available — condominium stock in the town, Kata and Rawai where foreign freehold may apply if capacity remains, and villas held via long lease or other lawful structures.

The south-west beaches get real surf and dangerous currents from May to October. The eastern bay side stays calm year-round, which is why the marinas are there.
