Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.

Why people choose Patong

Patong is where Phuket’s tourism actually happens. Three kilometres of beach, a shopping mall, hundreds of restaurants, the island’s only concentrated nightlife and more hotel rooms than the rest of the west coast combined. Nothing else on the island comes close for density.

For buyers, that translates into two things: everything is walkable, and rental demand is deeper and longer than anywhere else. Occupancy here holds up in months when quieter beaches empty out, and short-let yields are the strongest on the island. The cost is that you are living in a resort town, with all that implies.

Where it sits

Patong occupies its own bay on the west coast, ringed by hills, with Kalim to the north and the quieter Tri Trang and Paradise beaches to the south. Kamala is fifteen minutes north over the headland; Phuket Town is thirty minutes east over the hill.

The airport is the longest run of any major area at around forty-five minutes.

Patong in detail

Patong was a banana plantation and fishing bay until backpackers found it in the 1970s. Development since has been rapid, dense and largely unplanned — the bay filled from the beach backwards and then climbed the hills.

The 2004 tsunami struck here hard and the seafront was rebuilt within a couple of years, which tells you most of what you need to know about the town’s commercial energy.

A long, gently curving bay with soft sand and full facilities. Busy year-round at the centre, noticeably calmer at the northern and southern ends. Monsoon currents from May to October are genuinely dangerous here — the flags are not decorative.

Every cuisine and every price point, from street food to fine dining, plus the island’s only real nightlife district along and around Bangla Road. Quality varies enormously; the good places are excellent.

The most complete in Phuket outside the town: a large mall, supermarkets, markets, pharmacies, banks, clinics and a hospital, most of it walkable.

There are international school options within Patong itself, with larger campuses towards Phuket Town and Thalang. Patong has clinics and a hospital; the major private hospitals are around thirty minutes. This is the one area where you can genuinely live without a car.

Patong questions we actually get asked

In the centre, for many people, yes. The northern end towards Kalim and the hillside addresses above the bay are a different proposition entirely — minutes from everything, well removed from the noise.

For short-let yield it is the strongest area on the island, with the deepest and longest season. Capital growth is steadier rather than spectacular, and the market is competitive — the specific building matters a great deal.

Patong has the most condominium stock on the island, so foreign freehold is frequently available where a building still has capacity within its permitted allocation. That capacity is often exhausted in the popular buildings, so it must be confirmed unit by unit.

Currents here are dangerous from May to October and there are drownings most years when people ignore the red flags. The town stays busy; the sea does not stay safe.

Yes, in the centre. Any purchase should include a dedicated space — confirm it explicitly.

Less than anywhere else on Phuket. Many residents here use a scooter and taxis and manage perfectly well.
