The rocky shoulder above Patong — sea view condos, sunset restaurants and the noise of Bangla safely round the headland.

Buyers who want Patong’s convenience and a sea view, without living in it.
Kalim Bay: rocky and dramatic rather than a swimming beach.
About 45 minutes.
Elevated and quieter. A road of restaurants and condos above the water.
Phuket runs a dry season from November to April and a green, wetter monsoon from May to October. It is warm all year - rain arrives in short heavy bursts rather than grey days.
Kalim occupies the headland immediately north of Patong, where the coast road climbs and the beach gives way to rock. That geography does two useful things: it puts a hill between you and Bangla Road, and it creates the elevation that makes the sea views here some of the most accessible on the island.
The result is a strip of condominiums and restaurants looking out over the bay, five minutes from everything Patong offers and comfortably removed from its noise. For buyers who want the amenities of a resort town without the reality of living in one, it is a well-judged compromise.
Kalim runs along the coast road between Patong and the headland towards Kamala. Patong beach is five minutes south, Kamala around ten minutes north and Phuket Town half an hour over the hill.
The airport is a long run at roughly forty-five minutes, which is the main practical drawback of this stretch of coast.
Everything we would actually point a client towards — restaurants, beach clubs, schools, clinics, markets and services — mapped and filterable.

Kalim was the quiet northern edge of Patong long before the resort town filled out, and its rocky shore meant it never attracted the beach development that swallowed the bay to the south.
As Patong’s land ran out and buyers began wanting views and distance, the hillside here filled with condominiums — which is now the dominant stock.
Kalim is not a swimming beach. The shore is rock and shingle with strong surf during the monsoon, and it is better known for sunset watching and seafood than for bathing. Patong’s sand is five minutes away for those who want it.
The coast road here carries some of the best-regarded restaurants in the Patong area, including long-standing seafood and fine dining spots with the bay below. Patong itself adds everything else within a five-minute drive.
Patong covers it comprehensively — supermarkets, malls, pharmacies, banks and clinics are all within five to ten minutes.
There are international schools in and around Patong roughly ten minutes away, with the larger international options towards Phuket Town. Patong has clinics and a hospital; the major private hospitals are around thirty minutes. A car or scooter is essential on these hills.
Five minutes from Patong’s nightlife, and far enough round the headland not to hear it.
The restaurants along this road exist largely because of the view west over the bay.
Kalim’s rocky shore takes the full force of the south-west swell — spectacular, and not for swimming.
That depends what you want. It is five minutes from everything Patong has, with a headland absorbing the noise. Most buyers here consider that the ideal distance.
Not for swimming — the shore is rocky with strong monsoon surf. Patong beach is five minutes away.
The stock is heavily condominium, so foreign freehold is often available where the building still has capacity within its permitted allocation. We confirm this in writing for the specific unit.
Yes — sea view condominiums near Patong let well, particularly in high season. Occupancy is more seasonal than in areas with year-round services.
The coast road is winding and gets busy in high season, and the hill can be slow. It is a short distance that occasionally takes longer than it should.
A car or a scooter, yes — the gradients rule out walking for most daily trips.
